Asset Management continuity, net zero outcomes in high rise and opportunities for managing retrofit projects through sensors

Ben Nixon from Baily Garner opened the forum with an overview of the situation facing housing asset managers, with a variety of challenges and opportunities.

The push for retrofit comes at a time when the cost of retrospective fire safety works to apartment blocks following the Grenfell Tower disaster is still being addressed by social housing providers. The overall cost burden is now significantly increased by the policy requirement for net-zero carbon, and further exacerbated by the damp and mould ‘crisis’ that sadly took the life of Awaab Ishak.

As the housing sector seems to lurch from crisis to crisis in the sector, a multitude of requirements have become a particular challenge for asset managers: fire safety, quality of workmanship, damp and mould, net-zero carbon and various component programmes. All of these effectively become another plate for the asset manager to keep spinning in their financial forecasting and delivery responsibilities simply to provide fit for purpose housing.
